The Dubai Golden Visa through property

A Dubai property worth at least AED 2,000,000 grants a renewable 10-year Golden Visa. As of 2026-02-20, the 50% upfront rule was removed, so off-plan and mortgaged properties now qualify too.

What changed in 2026

The 50% upfront rule is gone

Previously, applicants generally had to hold at least AED 1,000,000 in equity (paid upfront) to qualify. As of 2026-02-20, that requirement was removed. Off-plan and mortgaged properties now qualify (as of 20 Feb 2026). This opens the 10-year visa to buyers using developer payment plans and bank mortgages.
