How are these prices and yields measured?+
Figures are average apartment sales prices per square foot and average gross rental yields as of 2025 full-year (verified 2026-06-16). They are community-level averages, not listing prices for any specific building or unit.
What is the difference between luxury and mid-tier areas?+
Luxury communities such as Downtown Dubai and Dubai Marina cost more per sqft and usually produce lower gross yields, with the appeal sitting in the capital value. Mid-tier communities such as Business Bay and JVC cost less to enter and often produce higher gross yields.
Can foreigners buy in all of these areas?+
