In 2025 full-year (verified 2026-06-16), Dubai apartment prices rose by up to 29% in the strongest communities and villas by up to 28%, on more than 270,000 transactions worth around AED 917bn. Gross apartment yields averaged about 7%.

The 2025 full-year (verified 2026-06-16) data shows broad-based strength rather than a single hot pocket: both apartments and villas posted strong top-end growth, and transaction value rose roughly 20% year on year. Mid-tier communities such as JVC continued to combine the highest year-on-year price moves with the strongest gross yields, while established luxury areas saw more moderate appreciation off a higher base.
